CBI Real Estate Option
REAL ESTATE INVESTMENT
Suitable applicants can qualify for St. Kitts and Nevis citizenship by purchasing CBI-approved real estate in St. Kitts or Nevis such as hotel shares, villas, and condominium units and private homes.
Sub-option A - The minimum real estate investment required is US$400,000.00 for each main applicant. Two or more applicants may apply for citizenship by investment together by purchasing one piece of real estate, provided that each main applicant contributes the minimum of US$400,000.00 towards the investment.
Sub-option B – Two or more applicants may apply for citizenship by investment together by investing in one piece of real estate, provided that each main applicant contributes the minimum investment of US$200,000.00 in real estate worth a minimum of US$400,000.00. This option applies only to new luxury resorts or any old developments which have received specific approval from the relevant government agencies.
A person who has obtained citizenship by purchasing qualifying real estate under option A cannot resell the real estate before five (5) years from the date of receiving citizenship. Under option B, the property cannot be sold before seven (7) years from receiving citizenship. Any contravention of this can lead to your passport being revoked. Any such resale transaction shall be rendered null and void or if the transaction cannot be nullified or voided, damages may be payable to the Government by the offending person.
Beneficial ownership in real estate through a company is permissible only if such company is a St. Kitts and Nevis local company and has issued all of its authorised shares to the main applicant. Proof of beneficial ownership in the company, as certified by the Registrar of Companies, has to be submitted by the main applicant.
We can assist you with selecting real estate. Please provide us with your budget and property layout preferences, for example, number of bedrooms, elevation etc.
On approval in principle of an application made through a real estate investment, a Government fee applies, as follows:
-
Main applicant: US$35,050
-
Spouse of the main applicant: US$20,050
-
Any other qualified dependent of the main applicant regardless of age: US$10,050
In addition to these fees, real estate buyers should be aware of purchase costs (mainly compulsory assurance fund contribution of 0.2% of the purchase price and title transfer fees).
